Ask what $628,000 buys in Howard County right now and the honest answer is: it depends entirely on which nine miles of the county you're standing in.
That figure is real. Redfin puts Howard County's median sale price at $628,000 for the three months ending May 2026, up 4.9 percent from the same period a year earlier, with homes moving in a median of 16 days. It's the number that shows up in search results and gets repeated in market updates. It is also, on its own, close to useless for anyone trying to decide where to actually look.
The county median combines at least three markets that don't behave alike, don't sell to the same buyer, and don't price the same way per square foot. Once you separate them, a much more useful pattern shows up, and it isn't the one most buyers expect.
The East County Number
Start in Elkridge and Jessup, the part of Howard County that sits closest to I-95, BWI, and the Baltimore side of the commute. As of August 2026, homes there were listing at a median of $520,000, at roughly $247 per square foot, with a median 25 days on the market. Prices per square foot were down about 1 percent from a year earlier. This is a fast-moving, entry-to-mid-price market driven almost entirely by commute time.
The West County Number
Now drive twenty minutes west to Glenelg or West Friendship, and the numbers change shape entirely. Over the trailing 12 months, Glenelg's median sale price ran $1,280,000, up 14 percent year over year, with an average of 29 days on market across just 17 recorded sales. West Friendship's July 2026 figures showed a median list price of $1.15 million at $246 per square foot, with a 22-day median days on market.
Read that again next to the Elkridge number. West Friendship's price per square foot, $246, is essentially identical to Elkridge's $247. The total price is more than double. The cost of the house itself, per finished square foot, is not.
What the Convergence Actually Tells You
This is the part the median hides. If west county homes cost twice as much but the sale price per square foot is the same, the extra money is buying more house, sitting on more land, not necessarily a nicer house. A $520,000 home at $247 a square foot in Elkridge works out to roughly 2,100 finished square feet. A $1.15 million home at $246 a square foot in West Friendship works out to nearly 4,700 square feet, on a lot large enough to run well and septic instead of county water and sewer.
The premium in west county Howard reflects acreage, privacy, and distance from your neighbors, not necessarily craftsmanship. That means buyers should look beyond whether they're getting "a nicer house" and consider what questions to ask an agent, an inspector, or a septic contractor before they write an offer.
There's a second wrinkle worth knowing if you're comparing an online valuation to an actual listing in west county. Zillow's automated estimate put the typical Glenelg home value at $905,461 as of June 30, 2026, nearly $375,000 below the same period's actual trailing median sale price of $1,280,000 from closed transactions. With only 17 sales recorded across 12 months, the comparison reflects a small number of transactions. If you're using an online estimate to size up a west county property, treat it as a starting guess, not a number to plan around.
A Third Kind of Premium: Maple Lawn
There's a third submarket in Howard County that doesn't fit either story, and it sits almost exactly between the two geographically and philosophically. Maple Lawn, in Fulton, is a 605-acre mixed-use community built where Maple Lawn Farms once operated a dairy and turkey operation. Developer Greenebaum Enterprises designed it as a walkable "new town," with homes built by NVHomes, Pulte Homes, Miller & Smith, and Bozzuto, sitting alongside roughly 1.8 million square feet of Class A office, retail, and medical space developed through a joint venture with St. John Properties.
The original phases, Villas at Maple Lawn, Maple Lawn Townhomes, and the first Maple Lawn communities from NVHomes and Miller & Smith, are sold out according to building trackers. What's currently under construction is the newer Maple Lawn South phase, with new listings from NVHomes running from roughly $1.05 million to $1.65 million as of 2026. Buyers here aren't paying for acreage. Many of these homes sit on lots far smaller than anything in West Friendship or Glenelg. They're paying for a finished, walkable district with retail and medical offices built in, and for being close to the Maple Lawn commercial core rather than a rural buffer. Howard County has also been working to extend Montgomery County's Flash bus rapid transit line to Maple Lawn, with a target of summer 2026, which would add a transit option this part of the county hasn't had before.
Three submarkets, three different things being priced:
- Elkridge and Jessup price for proximity to I-95, BWI, and the Baltimore commute
- Glenelg and West Friendship price for land, well and septic, and distance from neighbors
- Maple Lawn prices for walkability, newness, and integrated retail and office space
The countywide median sits somewhere in the middle of all three, which is exactly why it doesn't describe any of them well.
Why This Matters Before You Start Comparing Neighborhoods
If you're moving within Howard County, or into it, the county median tells you almost nothing about what you'll actually be shopping for once you narrow down a corner of the map. A buyer comparing a $520,000 listing in Elkridge to a $1.15 million listing in West Friendship isn't comparing a modest house to a luxury one. They're comparing a commute-driven purchase to a land-driven one, and the price per square foot data says the construction itself is priced almost the same either way.
That distinction changes what to inspect, what to ask about, and what tradeoffs are actually on the table. A well and septic system carries different maintenance and inspection considerations than county utilities. A 29-day average days on market in a 17-sale-a-year neighborhood behaves differently than a 25-day median in a market turning over hundreds of homes a year, even though the numbers look similar on paper.
A Few Questions Worth Asking Before You Compare Neighborhoods
Why is the price per square foot so similar between Elkridge and West Friendship when the total prices are so different? Because the price gap is mostly explained by lot size and land type, not by the cost of finished construction. West Friendship homes tend to be considerably larger and sit on acreage with well and septic systems, which drives up the total price without driving up the cost of the house itself on a per-square-foot basis.
Is new construction still available at Maple Lawn, or is it all resale now? The earliest phases, including the original NVHomes and Miller & Smith communities and the Pulte-built villas, are sold out. Current new construction is concentrated in the Maple Lawn South phase, with 2026 listings ranging from roughly $1.05 million to $1.65 million.
Does a higher price in west county Howard mean a slower sale? Not necessarily. Glenelg's trailing 12-month average of 29 days on market is still half the 58-day national average, even with only 17 recorded sales in that period. Thin inventory in a small market can still move quickly when demand is steady.
If you're trying to figure out which version of Howard County actually fits what you're looking for, whether that's a fast east-county commute, west-county acreage, or Maple Lawn's walkable layout, it helps to talk through the tradeoffs with someone who works these submarkets directly rather than starting from a single countywide number.
